iStar’s Monroe Condominiums Land On Open Market
Newly Designed Sales Office Serves as Model for 34-Unit Condominiums
The Monroe’s 34-unit luxury condominiums along the Asbury Park waterfront officially landed on the sales market this weekend.
Officials said 15 units have sold thus far and open houses will be held from 11 a.m. to 4 p.m. Saturdays and Sundays.
In a partnership with Sroka Worldwide Team at Douglas Elliman Real Estate, master waterfront redeveloper iStar announced the unit prices start in the mid $400,000 range.
While construction is expected to wrap late this fall, the one-, two-, and three-bedroom homes are now available.
iStar Senior Vice President of Land Development Brian Cheripka has said they await the arrival of customized exterior stone panels from Texas.
Located at 302 Cookman Ave., a newly-opened sales gallery serves as a model for the 601 Heck Street homes, designed by Oppenheim Architecture under the direction of head designer Anda Andrei, who was behind The Asbury’s composition.
The Asbury, the city’s first hotel of its size in more than 50 years, opened this summer and features 110 rooms, roof-top lounges, a pool area and beer garden with food trucks. There is also an indoor-outdoor event space.
Oppenheim, known across the globe for sustainable, eco-conscious designs, incorporated materials from the neighborhood, including wooden planks from the boardwalk and stones from old architecture.
The vision of the quintessential urban beach oasis is defined via an indoor/outdoor living concept featuring private outdoor terraces with freestanding KitchenAid grills and Raw Urth Designs Napa fireplaces.
Each unit is furnished with Corian countertops and Hansgrohe fixtures in the kitchens and bathrooms, Molteni Italian cabinets, KitchenAid gas ranges and dishwashers, Liebherr Energy Star-compliant stainless steel bottom-freezer refrigerators, and open-design showers in all master baths, officials said in a written news release.
Amenities include concierge services, off-street parking, bicycle and surfboard storage, a la care housekeeping, seasonal beach passes, and access to the Asbury Park Free Ride shuttle, which stops directly outside the building.
Through a partnership with The Asbury, residents will have priority access to the hotel’s amenities, which include its swimming pool, rooftop bar, movie screenings and events, room upgrades for friends and family, a house account, and discounts for private events.
“Architecturally, Monroe is unlike any other residential developments in Asbury Park, and we believe it will set the tone for future real estate developments along the waterfront,” iStar founder and CEO Jay Sugarman said. “The Sroka Worldwide Team has a proven track record for effectively bringing luxury product to market on a global scale. We are excited to work with Douglas Elliman on Monroe, with the potential to partner with them on future developments in Asbury Park.”
The Monroe’s soft-sales launch, held earlier this summer, resulted in signed contracts for 40 percent of the building’s units, according to the Sroka Worldwide Team, led by Neal Sroka.
“Monroe represents an unparalleled opportunity, particularly for second-home buyers on the Jersey Shore, where well-priced luxury on the waterfront is hard to come by,” said Sroka. “The initial response has been strong, with a majority of buyers coming from New York – owing in large part to pent-up demand for a residential development of this quality in this location. iStar, as the city’s master waterfront redeveloper, is charged with bringing a multi-billion dollar vision for more than 20 projects along the 1.25 mile beachfront into fruition via a 10-year long proposal.
