City Council grants iStar conceptual approval
Project headed to Planning Board for site plan approval
The 1101 Ocean project is headed to the Planning Board.
The Asbury Park City Council unanimously voted Wednesday to approve waterfront redeveloper iStar’s conceptual plans for its 16-story high rise at the former Esperanza site.
If all approvals are met construction would begin next spring and be completed within 2-2½ years, iStar Senior Vice President of Development Brian Cheripka said.
He said the majority of the project’s infrastructure is now complete.
Designed by Gary Handel of Handel Architects, headquartered in New York, the mixed use development on Ocean Avenue, between Fourth and Third avenues, includes retail space, a boutique hotel, luxury condominiums and a three-story parking garage.
“The idea was to create something that really is an homage to waterfront,” Handel [shown above] said of the structure’s architectural character.
Project specifics by floor:
The ground floor features 22,000 square feet of retail space with the bulk of it running along Ocean Avenue.
Two smaller retail spaces will be located on the corners of Third Avenue and Kingsley Street, and Fourth Avenue and Kingsley Street.
A small paddle and surf board storage space sits between the two along Kingsley Street.
The luxury hotel, spa, gym, and residential entrances will be located along Fourth Avenue.
A 117 space public parking garage will encompass the remainder of the ground floor’s footprint and will not cross traffic with the 79 hotel and 230 residential parking spaces.
The second Floor level will house the residential parking and a few hotel parking spots, including a hotel loading and unloading area. Bicycle storage will complete the space.
The third floor includes some residential and some hotel amenity spaces.
The fourth floor will contain most of the hotel rooms in u shape foot print that will surround a landscaped courtyard, complete with pool, bar, hotel lounges and other open space.
The fifth floor 5th floor begins the residential units, which will face onto Fourth Avenue, as well as two hotel suites, a landscape garden roof, and a cloister-like space.
Floors 7 through 16 will house the remainder of the home, complete with a mezzanine.
The iStar project will go before the Planning Board Oct. 6. If approved it will return to the City Council for final development approvals.
