Dollar Tree/Getty Site Project Granted Approval
Third Avenue Mural Wall a part of design
The Dollar Tree and proposed retail/apartment building proposed by local developer Pat Fasano was awarded unanimous approval Monday by the Asbury Park Planning Board.
Fasano Properties Vice President of Real Estate Development William Stuckey [at right] gave an overview of the project, which will transform the Main Street block between Third and Fourth avenues via a consolidation of 3½ lots.
“As we looked at the project following last year’s approval and looked at comments from your professionals we saw that we could design the project in a better manner,” Stuckey said. “We think the redevelopment of this block cleans up the entire street and improves the aesthetic.”
The project details now include the following:
Adding 4,756 square feet to the current 5,601 square foot mattress store to accommodate a Dollar Tree.
Constructing a modern design style 5,000 square foot retail space with four apartments above [at right] on the long vacant Getty Gas station site.
The retail space will be fitted for two businesses and the two bedroom apartments will feature inset balconies with a gold privacy screening. The apartment entrances will be in the rear of the building off Fourth Avenue.
A 9’x 65’ mural wall along the Dollar Tree’s Third Avenue façade will be created via consultation from local artist Porkchop and the city’s mural committee.
Adjacent parking for the Dollar Tree will be shared with the existing dry cleaner’s. There will be 11 parking spaces with one handicapped stall with path leading directly to the store. Parking for the mixed use building will include four designated spaces the tenants and the remaining five will include a handicapped stall.
After questions by board members Sara Anne Towery and Mayor John Moor, an agreement was made to add a bicycle rack capable of accommodating 11 bikes and a bench along Third Avenue and along Fourth Avenue.
Trees will be planted along the site at a 30-foot distance.
The Dollar Tree deliveries will be made after hours via the adjacent parking lot [shown at right]; pending final approvals from board engineer Jason Fichter.
A garbage and recycle container will be located in front of Dollar Tree and in front of the mixed used building.
Through recommendation by the NJDOT the needed replacement of sidewalks and curb cuts throughout the site.
Board president Herb Fehrenback said the new design is an improvement over last year’s plan.
The project will now move to the City Council [the municipality’s redevelopment authority] for subsequent developer’s agreement approval since it sits in the Main Street Redevelopment area.
The agreement comes with a five year tax abatement request.
If approved Fasano Properties would enter into a 22-year lease agreement with the Dollar Tree.
Thirty jobs will be created with tax revenue expected to rise from its current anticipated $350,000 collection over the next 22 years to $600,000 if the abatement is granted.
