iStar’s 1101 Ocean seeks Planning Board approval

No variances sought but design waivers are requested

Set on the 2-acre block between Third, Ocean, and Fourth avenues and Kingsley Street, the 16-story mixed use building could come into fruition as soon as 2017.

In its entirety, the 1101 Ocean high rise will include 128 residential units: 23 one-bedroom units, 70 two-bedroom units, 33 three-bedroom units, and two four-bedroom units. The remainder of the project boasts a 58-room luxury hotel, 21,928 square feet of retail space, 11,837 square feet of amenity space, and a 414 stall parking garage – 164 more than what is required. A total of 18 on street parking spaces would be lost along Kingsley Street and Fourth Avenue.

The building’s ground level has three retail spaces with the majority running along Ocean Avenue with additional frontage on Fourth Avenue, and two smaller spaces on the Kingsley Street corners.

The lobby areas for both the hotel and the residential units, as well as the hotel’s curb-side drop off will run along Fourth Avenue.

The four-level parking garage entrance will be along Kingsley Street.

While the high rise’s residential units escalate to 16 stories in height, they encompass a smaller footprint at the northwest corner, with the majority of the building’s base sitting at four-stories in height.

Amenities are to include a pool, roof deck and gymnasium.

While no variances are being sought, design waivers are needed for the on street parking reductions, planned street trees, lighting, wall materials and configurations, proposed balconies, and the use of glass doors as opposed to a painted wood construction.
