iStar’s Next Waterfront Development Unveiled
AP Triangle: 48 townhomes Bordered By Heck, Cookman & Asbury Avenues
AP Triangle, a 48-unit townhome project, is being proposed by iStar, the City’s master waterfront redeveloper.
Named for the triangular-shaped block bordered by Heck Street, Cookman and Asbury avenues, iStar proposes three buildings on two acres of land.
While the structures will measure four stories in height, the two end units of each structure will measure at three stories [with mezzanine].
Each unit has two designated off-street parking spaces – a driveway and a garage slot, which totals 96 spaces; 72 is required.
The master developer has proposed a public space at the northeast corner of Heck Street and Cookman Avenue, saying it will provide a strong visual and pedestrian connection.
The proposed facade will consist of tradition cedar shake style cladding presented in an ‘emblematic’ appearance associated with newer coastal architecture. There will also be the use of black aluminum windows for contrast, cement board siding and composite aluminum elements.
“Careful consideration has been taken towards the details and the articulation of facade materials to achieve the City’s goals of high-quality architecture and creating a pleasant and attractive environment for pedestrians,” project officials said. “By varying the composite wood shake colors as well as the height and colors of the bay projections, the proposed facade design becomes dynamic and gains dimensionality while maintaining a balanced overall composition.”
The project is designed by Minervini Vandermark Melia Kelly [MVMK] Architecture of Hoboken.
Inside, there are two-floor plans measuring between 1,753 and 2,884 square feet; depending on location. A minimum of three bedrooms with open floor plans between the great room, dining and kitchen is being presented. Each unit will have loft spaces, a roof deck, and a minimum of 3.5 baths; with master suites to include walk-in closets and ensuite baths.
