The Planning Board Monday night approved an amendment that advances Lakehouse Music Academy and Recording Studio owner Jon Leidersdorff’s plan to expand west into a neighboring three-story property.
The amendment, similar to one obtained in 2011 for the current structure, is needed because Leidersdorff’s planned recording studios and classrooms uses are not a permitted use in the city’s Central Business District Redevelopment area where the properties sit.
Plans include keeping the first floor as retail and restaurant space, expanding the existing music academy and recording studio use on the second floor, and opening the third floor as a space for businesses.
The Lakehouse building currently houses Mumford’s Café, Russo Music, Bands on a Budget, Cowerks’ shared office space, a music entertainment attorney, music manager and videographer as well as its music academy, recording and practice studios.
Current property owner James Ross said he will maintain ownership of the retail shops that face Lake Avenue but the space behind, separated by a corridor, will be part of the property’s sale, thus the need for a subdivision.
The expansion to the vacant stark-white building [shown above], would include matching its façade to the current Lakehouse property.
The permitted use amendment will now return to the City Council for approval before subdivision plans can garner a nod by the Planning Board.
