Vacant Lake Avenue lot slated for six-unit development
Parcel in business district believed vacant for about 50 years
An empty Lake Avenue parcel in the downtown business district is slated for a six-unit condominium development under an application filed with the Planning Board.
The site, which already has a curb cut, is believed to have been vacant since the 1960s, according to project developer Trip Brooks.
The Planning Board is scheduled to hear the site plan application for the project at its Monday night meeting, said Brooks. The applicant, contract purchaser 603 Lake Avenue, LLC, is seeking a variance from the requirement that the ground floor include at least 35 percent commercial space, he said.
The units will be approximately 1,500 square feet each, with six parking spaces on the ground floor, according to Brooks. The two units on the top floor will have staircases to a roof deck.
The project will require a contribution to the city’s parking fund for an additional three spaces, Brooks said. No tax abatements will be sought for the project, he said.
Justifications for the variance from the requirement of commercial space on the ground floor include the small size of the lot, and the existence of the curb cut, said Brooks. In addition, the property is in a flood zone, which makes it more appropriate for parking on the ground floor, rather than retail space, he said.
Lead partner in 603 Lake Avenue LLC is Bradley Beach resident Michael Blette, said Brooks.
